Why the area changes the build
Foundation type, party walls and association rules decide how a curbless shower gets built here, and what it costs.
Sarasota
Older Gulf Gate and South Gate homes are almost all slab on grade with the waste stack in an exterior block wall. Moving a drain there means cutting the slab, not rerouting through a joist bay, and we price it honestly rather than discovering it on day three.
City of Sarasota or Sarasota County depending on the address. Eight to fifteen business days for a bathroom package.
Siesta Key
In a concrete-wall condo you cannot cut in new blocking, so grab bars go into through-bolted backer plates or toggle anchors rated for the load. We pull-test every one of them because the usual stud rules simply do not apply.
Sarasota County, plus association approval. Budget an extra two to three weeks for the board.
Venice
Venice villas often have the bathroom backing onto the party wall with the waste stack inside it. That usually rules out moving the toilet, so the accessible layout has to be designed around a fixed centre line. We work that out on the drawing, not on site.
City of Venice or Sarasota County. Similar timeline, slightly stricter on exhaust duct routing.
Bradenton
A raised wood floor is a gift for curbless work. Sistering joists and dropping the sub-floor 1.5 in takes half a day and no concrete saw, which typically saves both time and a licensed cutting sub.
Manatee County Building Department. Ten to eighteen business days for a full bathroom package.
Lakewood Ranch
The constraint here is rarely space; it is the HOA architectural review, which can care about exterior vent terminations and delivery staging. We file the paperwork with the permit so the two clocks run together rather than one after the other.
Manatee or Sarasota County by address, plus HOA architectural review in most villages.
Osprey and Nokomis
Well and septic are still common east of the Trail here. That does not change the bathroom, but it does change the drainage calculation when a second fixture is added, and it means we confirm the septic capacity before signing off a layout that adds a shower.
Sarasota County. Add a health-department check where septic is involved.
