Nobody enjoys asking. Here are sample ranges for every kind of bathroom we build, the payment schedule we actually use, and an honest map of the funding routes including the ones that will not help you.
We are a bathroom contractor, not a benefits adviser. What we can do is tell you which desk to call and stop you wasting a fortnight on a route that was never going to work.
Payment schedule
Ten percent to hold a start date, forty percent on the first day of demolition, forty percent at the tile stage, ten percent at handover after the load test. Florida law caps deposits, and we never ask for more than the work in front of it.
No interest, no finance company involved
Third-party financing
We can introduce you to two lenders who specialise in home-accessibility work. Terms are between you and them, we take no commission, and we will put the same quote in front of a bank of your own choosing without complaint.
Sample terms only, we are not a lender
VA grants
HISA (Home Improvements and Structural Alterations) and SAH (Specially Adapted Housing) both cover bathroom modifications for eligible veterans. Harriet keeps current contact details for the Bay Pines VA office and will give them to you. We do not file on your behalf.
Eligibility is determined by the VA, not by us
Medicare and Medicaid
Original Medicare does not pay for home modifications. Some Medicare Advantage plans now carry a supplemental home-safety benefit, and Florida's Statewide Medicaid Managed Care Long-Term Care programme sometimes contributes. Check with your plan before you assume either way.
We make no claim about your eligibility
County and non-profit help
Sarasota and Manatee both run housing-rehabilitation programmes with income limits, and several local non-profits fund grab-bar and ramp work for older residents. Waiting lists are long but the money is real.
Income-tested, apply early
Tax treatment
Medically necessary home modifications can sometimes be deducted as a medical expense to the extent they exceed the increase in property value. That is a conversation for your accountant, with our itemised invoice in hand, and not one for a bathroom contractor.

Yes, with one named exception. Substrate and framing repair behind a wall nobody has opened yet carries a stated allowance. If we go past it we stop, photograph it and get your written sign-off before continuing. There is never a discovery on the final invoice.
Ten percent to hold a start date. Florida statute limits what a residential contractor can take up front, and in any case we would rather be paid for work that exists than for work that might.
No. The ninety-minute assessment and the written report are free and yours to keep whether or not you hire us. Several people have taken our report to another contractor, which is their right and does not bother us.
A curbless shower has become a broadly desirable feature rather than a medical one, and buyers read it as a design choice. Grab bars in matched finishes read as hardware. The only element that narrows appeal is a walk-in tub, which many buyers plan to remove.
Often, and sometimes it is the right call. Blocking and a comfort-height toilet this year, the curbless shower in two years. What we will not do is stage work in an order that means opening the same wall twice; we will tell you what has to happen together.
They are sample ranges for demonstration, based on typical Sarasota and Manatee projects. Your quote depends on your floor, your walls, your fixtures and your permit office. The only real number is the one on a written quote after an assessment.

Ninety minutes, at your house, for nothing
Joaquin measures the room against every clearance, maps the studs so we know where blocking can go, and leaves a written report. If the honest answer is that your bathroom cannot do what you need, he will say so and the report is still yours.
